Residential Acquisitions

In an addition rarely operated by estate agencies, we are able to offer a specialist acquisitions service.

In this area of our business the client base includes developers (acquiring sites where fees are not available), funds, investment groups and those with very specific individual requirements who wish for an experienced eye to service their requirements.

Joseph also deals with companies looking to acquire specific rental portfolios for their staff on a mass basis. This aspect of our service also includes development, financing and refurbishment advice and referrals where necessary to our affiliates on a bespoke basis.

Commercial Representation

Although being a residential property agency, Prime London understands that many of our clients have diverse portfolios and requests.

We have the ability to offer a representation service on sales, rentals and acquisitions of commercial property, whether for industry, office, leisure or retail purposes.

One recent request by a valued client saw Joseph acquire an A3 restaurant premises in WC2, and then oversee the process for its change to A4 usage and negotiate a premium for acquiring the current lease.

The client found the ability deal with a company who already understood his needs to be of great comfort in a complicated transaction.

Acquisitions costs
and service fees

For our residential acquisitions service, Prime London Residential charge a fee equivalent to 1.5% of the purchase price of the property, payable on exchange of contracts.

For rental properties, the fee is equivalent to 10% of the annual rent agreed.

For commercial transactions, sales and purchases incur a charge equivalent to 1.5% of the sale/purchase value is payable.

For commercial leasing, we charge a fee of 10% of the yearly rental, plus 10% of any premium paid for the assignment of a lease.

All services are subject to VAT at the prevailing rate.
